Property management

Everything your rental needs, handled properly.

From finding the right tenant to reporting on your returns, we look after every part of managing your investment property, and we tell you what is happening along the way.

Permanent residential property management is all we do.

We do not sell property and we do not run holiday lets. That means no competing priorities and no being passed between departments. Your property gets the full attention of people whose only job is managing rentals well.

Our fees cover four things. They are tailored to your property, and we take you through them in full with your rental appraisal, with nothing hidden in the fine print.

Management fee

Ongoing management of your rental.

Administration fee

Statements, disbursements and administration.

Letting fee

Advertising, applications and setting up a new tenancy.

Lease renewal fee

Preparing and processing a lease renewal.

What we do not do.

  • Sales. We do not list properties for sale, so there is never a conflict between selling and managing.
  • Holiday and short-stay letting. We manage permanent residential tenancies only.
  • Hinterland properties. We are not currently taking on properties in the Sunshine Coast hinterland.

Rental appraisal

What should your property be renting for?

Tell us a little about your property and we will come back to you with a rental appraisal based on current Sunshine Coast market data, plus an honest view of how we would manage it.
