Birtinya leads on units.
Birtinya has Kawana’s largest rental pool, with more than 1,100 bonds held, and close to six in ten of them are units. Two-bedroom units had a median of $700 a week in the September 2026 quarter, up from $650 a year earlier. The suburb is also home to Sunshine Coast University Hospital.
Houses further north.
Further north, Wurtulla and Warana are mostly houses. Three-bedroom houses in Wurtulla had a median of $820 a week in the September 2026 quarter, up from $740 a year earlier.
Rail is on the way.
Stage 2 of The Wave, about 7 km from Caloundra to Birtinya with stations at Aroona and Birtinya, is in procurement, with delivery partners due to be announced in late 2026. Construction depends on approvals and funding.
