Renting out a property in Aura.
A market of new houses.
Most Aura rentals are houses. Four-bedroom houses had a median of $780 a week in Baringa, $795 in Nirimba and $820 in Banya in the September 2026 quarter, and 361 new rental bonds were lodged across the three suburbs in that quarter alone.
Growth for decades.
The Caloundra West to Baringa area added 1,980 residents in 2024-25, the second largest increase in Queensland, and is projected to grow from 15,970 residents in 2021 to 54,237 by 2046. Caloundra South is planned for 20,000 homes and up to 50,000 residents.
A station for Aura.
Stage 1 of The Wave will run 19 km from Beerwah to Caloundra, with a new station at Aura (Bells Creek). Major construction is expected to start in 2027, subject to approvals.

Common questions.
How much rent could my Aura property earn?
It depends on the property. As a guide, the RTA median for all new tenancies was $750 a week in each of Baringa, Nirimba and Banya in the September 2026 quarter. For a figure based on your property, request a rental appraisal.
When should I talk to you about a new build?
Ideally a few weeks before settlement. That gives time for a rental appraisal and photos, so your property can be advertised within two days of your instruction to lease.
What do your fees cost in Aura?
The same as everywhere we work: 8% of rent collected plus GST, a $5 monthly administration fee plus GST, and letting and lease renewal fees. See our fees in full.
